Comprehensive Residential Demolition Solutions

Complete Home Demolition & Structure Removal

When a property requires a full restart, Next Demolition provides end-to-end structural removal. We utilize advanced heavy machinery, including hydraulic excavators and high-reach equipment, to safely bring down residential structures of any size.

  • Precision Teardowns: “Controlled demolition” techniques designed for tight neighborhoods like Land Park and East Sac, preventing damage to neighbors.

  • Foundation Extraction: Complete removal of concrete slabs, raised foundations, and footings.

  • Site Reset: We leave the site graded and clear, ready for your builder.

Interior Demolition & Soft Strip Services

For homeowners planning a remodel rather than a rebuild, we offer precision interior demolition. We strip buildings down to the studs, removing drywall, flooring, cabinetry, and non-load-bearing walls.

  • Dust Control: Air filter systems to protect the rest of your home.

  • Full Gut: Removal of drywall, insulation, flooring, and non-load-bearing walls.

  • Kitchen/Bath Prep: Surgical removal of cabinets, tubs, and tile.

Garage, Barn, and Outbuilding Removal

From rickety barns in Loomis to detached garages in Citrus Heights, we clear dilapidated outbuildings that pose safety and fire hazards. These structures often require specialized handling due to their age and potential for hazardous materials.

  • Detached Garage Demolition: We safely demolish garages, including the removal of the concrete slab floor and driveway aprons.

  • Barn Dismantling: We have experience bringing down large timber structures safely, ensuring that old, dry wood does not create a debris field.

  • Hazard Management: If we suspect hazardous materials (like asbestos siding), we pause and coordinate with our partners for testing and abatement before proceeding.

  • Shed & Shack Removal: Fast, efficient clearing of metal, wood, or vinyl sheds to open up your yard space.

  • Vegetation Clearing: We can remove overgrown brush or vines attached to the structure during the process.

Swimming Pool Demolition & Backfill

An unused pool is a liability, a safety hazard, and a drain on property value. We are the region’s experts in reclaiming your backyard. Unlike general demolition, pool removal requires specific engineering to prevent future sinkholes or drainage swamps.

  • We Handle the Permits: Uniquely, Next Demolition manages the entire permit acquisition process for swimming pools. Whether it is the City of Roseville or Sacramento County, we handle the paperwork, plot plans, and inspections so you don’t have to.

  • Full Removal (The Gold Standard): We completely extract all concrete, rebar, and gunite from the ground. This is the best option if you plan to build a new structure (like an ADU) over the area.

  • Partial Removal (The Cost-Saver): We break down the “bond beam” (top rim) 18-24 inches below grade and punch drainage holes in the deep end to prevent water pooling.

  • Engineered Backfill & Compaction: We don’t just dump dirt in the hole. We backfill in “lifts” (layers), compacting the soil at every stage to ensure stability.

  • Final Swell: We leave a slight crown of soil to account for natural settling over time.

The Next Demolition Process: From Permit to Pad

We believe in transparency. Demolition can feel overwhelming, so we’ve refined a “Hassle-Free” process to keep you informed at every step.

Step 1: Permitting & Utility Logistics

  • Pool Permits: We handle it. Next Demolition will apply for and secure the demolition permit for your swimming pool.

  • Structural Permits (Homes/Garages): The homeowner or general contractor is responsible for pulling the demolition permit for structures. We assist by providing the necessary recycling data for your Construction & Demolition Debris Recycling Plan (WMP).

  • Utility Disconnection (Crucial): You must contact your providers. Before we can bring equipment on-site, the homeowner must have all utilities (Gas, Electric, Water) fully disconnected by the provider (e.g., PG&E, SMUD). We require verification of the “kill date” to ensure crew safety.

Step 2: Hazardous Material Coordination

Safety is paramount. We do not perform testing or abatement in-house. However, for older homes (pre-1978), we work with a trusted network of certified partners. We can coordinate the required asbestos and lead surveys (NESHAP compliance) and, if necessary, the abatement process to ensure the site is clean before our machinery starts work.

Step 3: Precision Demolition & Debris Recycling

We are committed to sustainability. In compliance with CALGreen mandates, we divert at least 65% of residential demolition debris from landfills. We separate materials wood, metal, and concrete and transport them to certified recycling facilities like the L&D Landfill or Florin Perkins Public Disposal Site.

Step 4: Light Grading & Site Cleanup

A demolition job isn’t done until the site is clean.

  • Light Grading: We perform a final “light grade” of the disturbed soil. This smooths out the surface, fills in deep divots from foundation removal, and ensures the site is safe to walk on.

  • Broom Clean: We remove all surface debris, nails, and rocks.

Note: This is a demolition grade for a clean slate, not a final engineering grade for immediate concrete pouring.

Frequently Asked Questions (FAQ)

Who handles the utility disconnections?

The homeowner is responsible for contacting utility providers (PG&E, SMUD, Environmental Utilities) to schedule a complete disconnection of gas, water, and electric services. This must be completed prior to our start date.

Do you test for asbestos or lead?

No, we do not perform testing or abatement ourselves. However, we have a list of trusted partners we work with. We can coordinate with them to ensure your property is tested and cleared before we begin demolition.

Do I need a permit to demo my house or pool?

Yes.

  • Pools: Next Demolition handles the entire permit process for you.

  • Houses/Structures: The homeowner/contractor must pull the permit. We can advise you on the recycling documentation needed.

What is "Light Grading"?

Light grading means we smooth over the area where we worked so it is level, safe, and free of large holes. It provides a clean slate for your next contractor but is not a “finish” grade for immediate sod or concrete placement.
